THE LEASE FOR THIS PROPERTY INCLUDES THE FOLLOWING TERMS AND CONDITIONS:
1. PETS: No pets are
allowed on or in the leased premises.
2. OCCUPANCY: The maximum number of persons,
including children is limited to 8.
3. MINORS: Tenant affirms that he/she is an adult
and the property will not be occupied by minors unless an adult is present.
4. CARE OF PROPERTY: Tenant agrees to return
premise to owner, on expiration of this lease, in as clean and good condition
as reasonable use will permit and to repair, replace or pay for any breakage or
damage done by Tenant and/or his guests.
5. AMENITIES: Tenant shall
furnish blankets, linens, towels, and beach tags. The list of the
property’s amenities is indicated under features.
6. END OF LEASE TENANT ACTIVITY: At the completion
of the lease (10 AM lease termination day), the tenant is responsible for the
following items: (a) Tenent will remove their belongings from the property. (b)
The refrigerator & freezer must be emptied. (c) All trash
should be removed and placed in the proper trash
can behind the property near the driveway. (d) The house should be left
broom clean. (e) All furniture & other household items should be returned
to their original location. (f) The air conditioner or heater should be set to
"off". (g) All windows must be
closed, the garage door closed and the
house locked. [The change over cleaning crew cleans between 10 AM &
2:00 PM and will not enter the property while tenant occupied.]
7. NO ADDITIONS: No fixtures, appliances, or air
conditioning shall be installed without written consent of the owner.
9. VISITATION PERMISSION: The owner or agent shall
have access to the premises during daylight hours to make repairs or to show
for sale or rent.
10. REPAIRS: Appliances, air conditioning, and
amenities are not guaranteed and refunds will not be given due to breakdown.
Repairs will be made by the owner as soon as possible.
11. RENTABILITY: The lease shall not terminate as
a result of cosmetic defects or inoperable non-essential appliances.
12. SUBLETTING: The tenant shall not sublet the
premises without written consent of the owner.
13. DEFAULT: Any default by the Tenant under the
terms and conditions of the lease, including but not limited to unpaid rent,
shall result in the termination of this lease and the premises must be vacated
immediately with no refund to the Tenant.
14. CANCELLATION: All requests by the Tenant to
cancel this lease must be made in writing to owner's agent and are subject to
the property re-renting or acceptance by the owner. All deposit money will be
retained until the property is re-rented at full price. If the property is not
re-rented at full price, the difference will be due from the Tenant and/or be
deducted from the deposit. All cancellations are subject to a 10% handling
charge by the owner's agent. Tenant agrees that all deposit monies shall be
held by the owner.
15. SIGHT UNSEEN RENTALS: Tenant should make every
effort to pre-inspect the property before executing lease. The tenant assumes a
responsibility to the owner as if seen in advance.
16. KEYS: All keys are to be picked up not earlier
than 2 PM of lease start day.and returned to the owner's agent soon after 10:00
AM of lease termination day.
17. SECURITY DEPOSIT: Security deposit, if
applicable, will be held by the owner's agent and returned to the tenant in
accordance with applicable state law within 20 days of lease termination day
unless damage is reported or any of the requirements listed in item 14 are not
met.
